Goal

The goal of the restrictive covenants with regard to the ARC is to ensure that all dwellings approach architectural harmony with each other and with similar dwellings on other lots.

 

Purpose

The Architectural Review Committee is established to provide a system of review for the construction or modification of all improvements within the neighborhood.  The ARC reviews the application to determine the compliance with the standards set forth by the Covenants and Restrictions. The Board strives to ensure the community is attractive by maintaining the principles set forth in the Covenants and Restrictions.  

 

What requires ARC approval?

                                                   Any exterior change to your home

Paint color (color changes …list color choices) Repairs to existing colors may not require ARC approval if no changes in material or color but should be made within a reasonable time.

Tree removal (Landscaping does not normally fall under the purview of the ARC except for the complete removal of trees larger than six (6) inches in diameter.)

Change in material of home (i.e. wood to hardiplank, etc)

Fences (type and location)

Changes in construction of home (additions, decks, etc)

 

Steps for Obtaining Rice Hollow ARC Approval:

1. Application is mailed to the Architectural Review Committee (mail to:  Rice Hollow Homeowners Association, ATTN:  ARC, P O Box 30936, Charleston, SC 29417).  In accordance with our Covenants, it is the sole responsibility of the resident to submit a complete and properly documented application to the ARC. 

2. ARC Chairman circulates the request to the committee via email.

3. Comments are collected by the ARC Chairman. 

4. Additional information to complete an application is requested through the ARC Chairman to the homeowner within 30 days.

6. Once all requested information is collected, ARC members vote via email to the ARC Chairman.

7. ARC Chairman tallies votes, files, and forwards electronic copy of approval/disapproval letter upon receiving a majority vote.  ARC Chairman will retain electronic copies of all correspondence received.

8. ARC Chairman prints letter on letterhead and sends to the homeowner.

 

The ARC has reviewed 7 requests thus far in 2007, and the turnaround time has been consistently within 1-2 weeks submission.  Also, we know that in at least one case, having ARC approval was of critical assistance to a resident seeking a zoning variance with the City of Charleston.
